Starwood managed funds provide a one-stop shop for borrowers seeking large-scale loans with a single lending partner. Together with its sister company, Starwood Property Trust, Starwood European Real Estate Finance has the capacity to meet large borrowing requirements. Starwood European Real Estate Finance’s previous large-balance loans have ranged from single-asset recapitalisations, to portfolio acquisitions and development finance.
Examples of large loans include the £288 million Heron Tower financing in 2013 (now called Salesforce Tower), and the £200 million Aldgate Tower financing in 2014. In each case, the loans were secured by newly-built office buildings with leasing risk, and the Starwood managed funds were able to quickly commit to a holistic financing which provided for a transitional business plan.
